We inspect for the presence and/or past evidence of wood destroying insects (termites, carpenter ants, powder post beetles, carpenter bees and wood destroying organisms, etc.) and report on any damaged wood that is found and/or past or present activity.
This inspection is included along with Featured Home Inspection and offered at a nominal fee with the Custom Home Inspection. A full report is issued that is FHA and VA loans approved.
We will also report on the presence or evidence of rodents and/or or any other pests.
If the home being purchased has a well supplying water for the purpose of drinking, bathing and washing clothes it should be tested to ensure the well can produce a minimum of 3 gallons of water per minute run continuously for a minimum of 30 minutes.

Problem areas in a home such as electrical hot spots, moisture intrusions and energy loss, can go undetected during a home inspection. An Infrared camera is designed to take images called "thermograms" that show surface heat variations and can detect these issues. According to the World Health Organization (WHO) molds are health hazards. Molds are organisms that may be found indoors and outdoors. It is recommended to have a mold test be performed prior to purchasing a home, especially if there are infants, young children, elderly, those under a doctor's care for lung (breathing) conditions, and those with compromised immune systems.
The U.S. Government EPA says: “Sampling for mold should be conducted by professionals who have specific experience in designing mold sampling protocols, sampling methods, and interpreting results. These tests are offered with both home inspections and a EPA approved 3rd party laboratory reports the results directly to our Client in a written detailed report of the findings.

We perform a limited non-invasive visual inspection of chimneys according to InterNACHI's SOP. According to the Chimney Institute of America (CSIA) a Level 2 inspection is required upon the sale or transfer of property, or after an operational malfunction or external event that is likely to have caused damage to the chimney. www.csia.org Since a Level 2 inspection is beyond the scope of our inspection, we will always recommend further evaluation of each chimney by a CSIA Certified Chimney Sweep®.
We do not perform septic system Inspections, especially since there are experts in the field that are very good at what they do. If applicable, we highly recommend a septic system inspection from one of these experts, especially if the septic tank has not been vacuumed out in over 2 years. We would be happy to make a referral on request.
