We perform Phase 1. inspection is performed prior to the concrete slab being poured, Phase 2- The Pre-drywall inspections is performed after the home is framed, and before the insulation and walls are constructed; Phase 3 The Final inspection is performed prior to the builder's final walk-through; and the Phase 4- The Builder's Warranty inspection is performed prior to the builder's one-year warranty expires.

Problem areas in a home such as electrical hot spots, moisture intrusions and energy loss, can go undetected during a home inspection. An Infrared camera is designed to take images called "thermograms" that show surface heat variations and can detect areas of the home that may be problematic . A Home buyer should insist that thermal inspection be performed prior to purchasing a home; even new homes can have defects in the thermal envelopes. If the home being purchased or sold has a well supplying water for the purpose of drinking, bathing and washing clothes, it should be tested to ensure the well can produce a minimum of 3 gallons of water per minute run continuously for a minimum of 30 minutes. Provided on request at cost.
Having clarity as to the cost of repairs and/or replacements of defective systems and/or components after the home inspection is important. If you would like zip code specific repair estimates for everything noted in the home inspection report, your inspector can provide additional information of how to obtain these estimates shortly after the inspection. Typically, unfinished garages, basements and crawlspaces take extra time to inspect, especially due to several factors associated with the structure and other systems, and components. The main concern for any structure is moisture intrusion. This inspection is offered for structures that are not finished according to the purpose for which they are intended at cost based on the square footage of the building.
We categorize detached buildings into 2 types: Structures with utilities and structures without utilities. The structures with utilities will have at least one system (Electrical, Plumbing, Heating, Ventilation, Air conditioning, Roof and Structure) and some are found to have small to large living and/or business accommodations. Upon request each building will be carefully evaluated with recommendations made accordingly. These inspections are offered at, or below, the current market rate.
One (1) system (of each Structure, Roof, Electrical, Plumbing, Heating, Ventilation, Air conditioning) is included with every inspection. Each additional system will require more time and therefore require an additional cost. It would be helpful to make us aware of each multiple system when you call, or we will let you know during the inspection if you are not sure.
We do not perform pool inspections, but we wouldbe happy to refer you to a specialist who does.
According to the Chimney Institute of America (CSIA) a Level 2 inspection is required upon the sale or transfer of property, or after an operational malfunction or external event that is likely to have caused damage to the chimney. www.csia.org. Since a Level 2 inspection is beyond the scope of our inspection, we recommend further evaluation of each chimney on a property be inspected by a CSIA Certified Chimney Sweep®.
We do not perform septic system Inspections. When there is a septic system on the property to be inspected, we highly recommend it be inspected by a qualified professional septic system inspector, especially if the septic system has not been inspected for proper function in over a year. We would be happy to make a referral on request.
We do not perform termite Inspections. We highly recommend a pest inspection be performed by a qualified licensed pest inspector, especially for all new real estate transactions. We would be happy to make a referral on request.
The miles the Inspector travels within of the counties of Galveston and Chambers are included at no additional cost. Miles traveled outside of these counties will incur a nominal trip charge based on the current IRS standard mileage rate.
